A home inspection is a limited, non-invasive examination of the condition of a home, often in connection with the sale of that home. Home inspections are usually conducted by a home inspector who has the training and certifications to perform such inspections. The inspector prepares and delivers to the client a written report of findings. The client then uses the knowledge gained to make informed decisions about their pending real estate purchase. The home inspector describes the condition of the home at the time of inspection but does not guarantee future condition, efficiency, or life expectancy of systems or components.

A home inspector is sometimes confused with a real estate appraiser. A home inspector determines the condition of a structure, whereas an appraiser determines the value of a property. In the United States, although not all states or municipalities regulate home inspectors, there are various professional associations for home inspectors that provide education, training, and networking opportunities. A professional home inspection is an examination of the current condition of a house. It is not an inspection to verify compliance with appropriate codes; building inspection is a term often used for building code compliance inspections in the United States. A similar but more complicated inspection of commercial buildings is a property condition assessment. Home inspections identify problems but building diagnostics identifies solutions to the found problems and their predicted outcomes.

History

The first known home inspection company, Home Equity Loss Protection Services dba/H.E.L.P.S.(Glen Ellyn, IL), was originally founded by Christopher P. Nolan and Loyola Professor, Mark Goodfriend. Mr . Nolan was initially inspired by Coldwell Banker Realtor, Carole Kellby, a top producer from Wheaton, IL. He first trained DuPage County Deputy Sheriff, George Wick, as H.E.L.P.S. first official Home Inspector. Years later, the company was officially incorporated in the early 1980s by Jane Garvey, surviving wife of Professor Mark Goodfriend of Glen Ellyn, IL following its purchase from Christopher P. Nolan. As founder of the home inspection business and entrepreneur, Mr. Nolan was inspired to create a comprehensive system of home inspections. He found because as an investor of distressed real estate (then a nationally recognized real estate expert and speaker for Lowry Seminars) he realized a need to have skilled professionals inspect key areas of the home prior to his purchases in order to mitigate the risk of his investments.

North America

In Canada and the United States, a contract to purchase a house may include a contingency that the contract is not valid until the buyer, through a home inspector or other agents, has had an opportunity to verify the condition of the property. In many states and provinces, home inspectors are required to be licensed, but in some states the profession is not regulated. Typical requirements for obtaining a license are the completion of an approved training course and/or a successful examination by the state's licensing board. Several states and provinces also require inspectors to periodically obtain continuing education credits in order to renew their licenses.

In May 2001, Massachusetts became the first state to recognize the potential conflict of interest when real estate agents selling a home also refer or recommend the home inspector to the potential buyer. As a result the real estate licensing law in Massachusetts was amended to prohibit listing real estate agents from directly referring home inspectors. The law also prohibits listing agents from giving out a "short" name list of inspectors. The only list that can be given out is the complete list of all licensed home inspectors in the state.

Ancillary services such as inspections for wood destroying insects, radon testing, septic tank inspections, water quality, mold, (or excessive moisture which may lead to mold), and private well inspections are sometimes a part of home inspector's services if duly qualified.

In many provinces and states, the practical standards for home inspectors are those enacted by professional associations, such as, worldwide, the International Association of Certified Home Inspectors (InterNACHI); in the United States, the American Society of Home Inspectors (ASHI), and the National Association of Home Inspectors (NAHI); and, in Canada, the Canadian Association of Home and Property Inspectors (CAHPI) and the Professional Home & Property Inspectors of Canada (PHPIC).

Currently, more than thirty U.S. states regulate the home inspection industry in some form.

United Kingdom

A home inspector in the United Kingdom (or more precisely in England and Wales), was an inspector certified to carry out the Home Condition Reports that, it was originally anticipated would be included in the Home Information Pack.

On July 18, 2006, the Government announced the postponement of compulsory Home Condition Reports, which had been due to become part of the Home Information Packs on 1 June 2007, leaving the future for the inspectors somewhat uncertain.

Home inspectors were required to complete the ABBE Diploma in Home Inspection to show they meet the standards set out for NVQ/VRQ competence based assessment (Level 4). The government had suggested that between 7,500 and 8,000 qualified and licensed home inspectors would be needed to meet the annual demand of nearly 2,000,000 home information packs. In the event, many more than this entered training resulting in a massive over supply of potential inspectors.

With the cancellation of Home Information Packs by the coalition Government in 2010, the role of Home Inspector became permanently redundant.

Home inspection standards and exclusions

Inspectors will check the roof, basement, heating system, water heater, air-conditioning system, structure, plumbing, electrical, and many other aspects of buildings. They look for system and major component defects and deficiencies; improper building practices, those items that require extensive repairs, items that are general maintenance issues, as well as some fire and safety issues. A General Home Inspection is not designed to identify building code violations, although some deficiencies identified may also be code violations. However, a home inspection is not technically exhaustive and does not imply that every defect will be discovered. Some inspection companies offer 90-day limited warranties to protect clients from unexpected mechanical and structural failures; otherwise, inspectors are not responsible for future failures. A general inspection standard for buildings other than residential homes can be found at the National Academy of Building Inspection Engineers. Home inspection "Standards of Practice" serve as a minimum guidelines that describe what is and is not required to be inspected by the various associations mentioned during a General Home Inspection. Types of inspections

Home buyers inspection

Buyers inspections are the most common type of inspection in the United States. The persons purchasing the property hire an inspector to help identify major defects and other problems so they can make an informed decision about the building's condition and the expense of related repairs.

Home sellers inspection

A homeowner who is selling their house hires an inspector to identify problems with their house. The seller can elect to share the report with any potential buyers or to make any necessary repairs so the house is known to be in good condition encouraging a quick sale. One home inspector's organization offers a program which helps market a house as "Move-In Certified", that is the house is in a condition where the new owners can promptly move in without making substantial repairs.

Foreclosure inspection

Foreclosure inspections are often referred to as REO (Real Estate Owned) inspections. Professional home inspectors are qualified to do these, but there are other inspectors that also do only minimal foreclosure inspections: Certified Field Inspectors and the Certified Property Preservation Specialist. These inspectors may or may not be qualified to do state licensed home inspections.

Four point inspection

Insurance companies sometimes require an inspection of a houses roof and the HVAC, electrical and plumbing systems before providing homeowners insurance. This inspection is usually only required on homes which are 20 -25 years old or older. The name four point inspection derives from the four areas of interest.

Disaster inspection

A disaster inspection occurs after a natural disaster such as a hurricane, earthquake or tornado in which a large numbers of buildings may have been damaged. In the United States the Federal Emergency Management Agency (FEMA) prepares for and coordinates large scale disaster relief efforts including the inspection of damaged buildings. Disaster inspectors document conditions of buildings for government disaster relief payments.

Section 8 inspection

In the United States the federal and state governments provide housing subsidies to low income people through a program often known as Section 8. The government expects that the housing will be "fit for habitation" so a Section 8 inspection identifies compliance with HUD's Housing Quality Standards (HQS).

Pre-delivery inspection

The pre-delivery inspection, which generally applies to newly built homes, is a real estate term that means the buyer has the option (or requirement, depending upon how the real estate contract is written) to inspect the property prior to closing or settlement. These inspections generally take place up to a week before a closing, and they generally allow buyers the first opportunity to inspect their new home. Additionally, the inspection is to ensure that all terms of the contract have been met, that the home is substantially completed, and that major items are in working order.

Along with a representative of the builder (generally the construction supervisor or foreman), the buyers may be accompanied by a home inspector of their choice. Any noted defects are added to a punch list for completion prior to closing. Often a second inspection is conducted to ensure that the defects have been corrected.

Many local governments within the United States and Canada require that new-home builders provide a home warranty for a limited period, and this typically results in home builders conducting a pre-delivery inspection with the buyer.

In a resale situation, this type of inspection is often termed the final walk-through, and, based on the contract's provisions, it allows the buyer the opportunity to inspect the home prior to closing to ensure that agreed-upon repairs or improvements have been completed.

A better inspection for a newly built home is to inspect the home during the stages it is being constructed. The typical inspection stages include: foundation pour, structure, pre-drywall, insulation, and final. Important issues such as structural support, duct routing, and plumbing can not be completely inspected after the drywall or attic insulation is installed.

Eleventh month inspection

In the United States, some states require a builder to warranty a new house for one year. An 11th month inspection is an inspection of the new home before the warranty ends to discover any defects requiring warranty service.

Structural inspection

Structural inspections report on the foundation and supporting elements of a home. When performing a structure inspection, the home inspector will look for a variety of distress indications that may result in repair or further evaluation recommendations.

In the State of New York, only a Licensed Professional Engineer or a Registered Architect can render professional opinions as to the sufficiency structural elements of a home or building. (Municipal building officials can also make this determination, but they are not performing home inspections at the time they are rendering this opinion). Municipal officials are also not required to look out for the best interest of the buyer. Some other states may have similar provisions in their licensing laws. Someone who is not a Licensed Professional Engineer or a Registered Architect can describe the condition of structural elements (cracked framing, sagged beams/roof, severe rot or insect damage, etc.), but they are not permitted to render a professional opinion as to how the condition has affected the structural soundness of the building.

Plumbing inspection

During a home inspection, a home inspector will carry out a visual observation and general operation of the plumbing system. The inspection will consider readily accessible pipes, fixtures and components, while noting recognized adverse and material defects present at the time of inspection. Minor defects may be also reported. The inspection typically reviews the visible water supply and waste removal sewage system. Furthermore, a plumbing inspection often involves a closer observation than just the outside, especially in the case of galvanized pipes, which may not appear to be have defects superficially.

Water flow performance is judged by running water through the pipes and sewage systems in normal modes and in a representative manner. The water heater is usually inspected for heating of the water and safe operation which may include venting (gas/oil/butane models) and the temperature and pressure relief valve. Water heater types include storage tank and on-demand systems using a variety of energy sources (typically electric or gas).

Most homes obtain water supply from a city, nearby town, cooperative or private source. Water may be obtained from a lake, river, reservoir, or well. If the source of water happens to be private or non-approved, the home inspector should recommend the client opt for an expert to evaluate the integrity of the water supply. Testing private wells for contaminates is important. Ideally the inspection intends to reduce risk for the buyer by reporting observed material defects. A defect may be a repair, maintenance or improvement consideration with or without a safety association.

Heating ventilation and air conditioning (HVAC) inspection

A heating ventilation and air conditioning (HVAC) home inspection reviews the heating and cooling system of a home from a performance perspective. The inspection usually does not inspect or compare to codes or manufacturer requirements. Heating is provided typically by a forced air furnace distributed by duct work or a water/steam boiler using radiators or convectors, but space heaters, heat pumps and other methods are also in use. The energy source is usually natural gas, fuel oil, or electric, but other sources include butane, wood and Geo-thermal. Cooling can be described as a split system, packaged unit, fan coil, heat pump, an evaporative cooler, or window/through-the-wall a/c unit.

A typical inspection will carry out a visual observation and operation of the HVAC system. The inspection will consider visible and readily accessible components, while noting recognized adverse and material defects present at the time of inspection. Home inspectors are not required to disassemble the equipment. The home inspection report may include a description of the system by its key components. Ideally the inspection intends to reduce risk for the buyer by reporting observed material defects. A defect may be a repair, maintenance or improvement consideration with or without a safety association. An optional statement on perceived useful remaining life may be provided.

Thermal imaging Inspection

A thermal imaging inspection using an infrared camera can provide inspectors with information on home energy loss, heat gain/loss through the exterior walls and roof, moisture leaks, and improper electrical system conditions that are typically not visible to the naked eye. Thermal imaging is not considered part of a General Home Inspection because it exceeds the scope of inspection Standards of Practice.

Pool and spa inspection

Inspection of swimming pools and spas not considered part of a General Home Inspection because their inspection exceeds the scope of inspection Standards of Practice.

Tree health inspection

Inspection of trees on the property is not considered part of a General Home Inspection because their inspection exceeds the scope of inspection Standards of Practice. This type of inspection is typically performed by a Certified Arborist and assesses the safety and condition of the trees on a property before the sales agreement is executed.

Installation

Replacement windows are designed for a variety of installation situations and techniques.

In a full-frame installation, trim around the old window (interior and/or exterior) is removed and the old window frame is removed completely. The new replacement window is secured to the studs surrounding the window opening, and the trim is replaced.

Insert installations are sometimes used when replacing older wood windows with frames that are in good condition. In this case, the new replacement window is installed within the existing frame. This installation technique is simpler than a full-frame installation, but decreases the size of the window opening due to the nesting of the frames.

Another technique involves replacing the window sashes only, and re-using the existing frame.

New-construction windows of recent vintage typically have a "nailing fin" along the outer frame. This fin provides a surface so that the window can be nailed in from the outside of the home before the application of flashing, siding or brick and stone veneers. Most replacement windows are manufactured without this fin so that they can be installed with minimal disruption to the existing trim, siding, sheetrock or exterior veneer.

Replacement windows are available in several materials including wood, fiberglass, aluminum-clad wood, vinyl-clad wood, vinyl, glass blocks and other composite materials. The most common materials for new windows are PVC-u and wood.

Benefits of replacement windows

Replacement windows can increase resale value and energy efficiency. Several types of typical windows are listed and discussed here.

Wood windows were used from the early 1900s to the present but became less of a mainstay of the industry in the 1960s. They are prevalent in the Northern United States. Steel and aluminum casements and Steel Vertical Operators were used from the 1950s through the 1960s. Aluminum windows were used in the 1960s through the present. Vinyl windows were established in the 1970s through the present. The last decade has also seen the admission of composite materials such as fiberglass and vinyl-wood-polymer type products.

Wood "drop-in" replacement windows and vinyl windows are designed to sit in place of the existing sashes and are constructed at 3 1/4" thickness in most cases. These type windows sit in the opening where the top and bottom sash originally moved in their respective wooden "tracks" The stop between the two sashes must also be removed in this type of refurbishment or retrofit installation. It requires minimal movement of existing trims both inside and out.

The alternative is to replace the entire wood window including jambs. This requires the reworking of interior and exterior wood trim to accommodate the size of the modern wood window. Modern wood windows are available in with 4 9/16" jambs as a standard feature but can be equipped with "jamb extensions" to extend to 5 1/4" or 6 9/16". This is to accommodate the wall thickness as needed.

Modern windows have two or more layers of glass. In the United States, the Energy Code sets certain standards for performance of products installed in homes. These codes now require Low-E Glass in all residential homes.

Low-E is a film that is several layers of metal poured microscopically thin over the surface of newly poured glass. This heat reflective film is transparent but can be darker or lighter depending on the type and manufacturer. This data is rated in Visible Light Transmission. Darker glass with heavier Low-E will have less VT. The NFRC rates most energy star rated window manufacturers.

Low-E glass is up to four times more efficient than clear glass.

Other options include triple-glazing (a third pane of glass), higher quality spacers between the panes, which reduce the failure rate and conduction that allows seal failure. This creates "fogging" or condensation to form between the panes. Modern windows also have optional gases between the panes that have higher insulative qualities than air, such as argon or krypton gases.

"Double-hung" windows are the most common traditional window. They have an upper sash and a lower sash, both of which slide up and down in the window opening. "Single-hung" windows operate the same as "double-hung" windows, but their upper sash is fixed in place. By virtue of being stationary and permanently secured, single-hungs are often more energy efficient that double-hung windows depending on the type and style.

Most vertical operators (single- and double-hungs) now feature "tilt-in" sashes for cleaning of the exterior surfaces. The industry moved towards this approach for service and replacement reasons as well as accessibility to the exterior from the inside of the home.

Casement windows are hinged on one side and are typically operated using an interior hand crank. Awning and Basement windows hinge on top and bottom respectively.

Sliding windows, or "sliders", are sometimes used in openings that are wider than they are tall.

Non-operable or "fixed" windows also called "picture windows" are common in larger openings.

Retrofit replacement windows are custom manufactured to fit finished openings in sizes down to 1/8" or 1/4" in most cases. Builders-grade windows are constructed in specific sizes depending on the manufacturer. Wood windows also have "Standard Sizes" that determine the installation and application. Custom-sized wood windows are a rarity but are the most expensive of modern window products.

In 2009, the United States Federal Government passed a stimulus package allowing a 30% tax credit, with a $1500 cap, on purchases up to $5000 for qualifying energy saving products purchased in 2009 and 2010. This includes insulation, radiant barrier, air conditioning upgrades and most energy-efficient replacement windows and doors.

There are also additional programs through state governments and utility companies that offer low-interest loans and grants to replace your windows with energy-efficient ones.

Trade-offs of replacement windows

Due to the heavier weight and increased thickness of insulated glass, and the weakness of vinyl extrusions, window frames in replacement windows may be thicker in visual profile, thereby reducing glass area even in full-frame and sash replacement-only installations. This is not universally the case. Replacement window operation may not be identical to the windows that are replaced. For example, a typical existing older double hung window sash is capable of being opened nearly to the top of the window. Newer replacement window sashes typically can only be opened to approximately 4" from the top of the window - providing less open window area. On smaller bedroom windows that are required by building codes to allow egress in the event of a fire, the smaller opening area may not meet the code required minimum dimensions. And removing the sash, although it may be easy to do, is not allowed as a solution to this problem since the building codes specifically requires the window to be opened in the normal manner.

Plot

Andres Tavares, a patient with Alzheimer's disease, is being tested for signs of dementia when he loses his temper. His wife, Natalie tells him to be patient and he regains his temper. Dr. Banerjee tells them that he's eligible for a clinical trial, but all of a sudden Andres starts coughing violently, and coughs up blood.

Foreman is presenting the case to House's team when House arrives. Taub is away taking care of one of his daughters. House says he denied Taub the personal day, but Foreman reminds him that he approved it. House asks Adams to get an envelope from beneath her chair that predicts Foreman would pull rank on House sooner or later. They start a differential diagnosis and House orders them to discontinue the anti-emetics and do an upper endoscopy.

Meanwhile, Wilson is treating Kayla, who reveals during her examination that she and her husband have never had sex because they are asexual.

Chase speaks to Foreman, who assures Chase that, although he and House have had issues in the past, his judgment and objectivity won't be affected by that. Foreman also has to decide whether to have House's ankle monitor removed. Chase advises him to stay out of the diagnostic office.

Natalie reassures Andres while they perform the endoscopy. All of a sudden, a man called Joseph comes in. Park tells him only family is allowed in the room during procedures. Natalie says he's a good friend who helps with Andres, but Park is insistent and Chase suggests that Natalie show him where the lounge is. Chase chides Park for being undiplomatic, and states that he thinks Joseph is probably Natalie's lover. However, Chase finds a tear that's the cause of the bleeding.

Wilson tells House about the asexual patient. Wilson says she's perfectly healthy except for a routine bladder infection. House bets $100 he can find a medical reason she doesn't want to have sex. Wilson doesn't want to let House anywhere near her, and House agrees to diagnose her from her file and any remaining blood and fluid samples that might be left. Wilson agrees.

House comes to see Foreman's office with the results of the endoscopy. Foreman reluctantly agrees to drop what he's doing. They figure the tear was the result of the vomiting. Foreman suggests steatohepatitis and House agrees to treat for it. However, House wants to do a biopsy under anasthetic to confirm. Foreman thinks that an ultrasound would be less invasive, but realizes he's trying to overrule House again and says it was just an observation. House mocks him an goes to leave, but Foreman stops him, realizing that House is just trying to break Foreman's confidence in himself and reverses House by ordering the ultrasound.

On their way to the patient, Foreman intercepts Chase and Adams, accusing them of using the ultrasound machine they're so obviously taking to the patient to guide the biopsy. He goes to look for a biopsy kit, but just finds a card from House predicting that Foreman will waste his afternoon following his fellows. Chase warns Foreman not to play mind games with House over this. Natalie comes and tells them Andres has started vomiting again. When she offers him a pan to vomit in, he violently attacks her. Foreman rushes in to sedate him. They notice that he has urinated and that it's tinged with blood.

The team discusses why Andres attacked his wife. They discuss whether a person in Natalie's position should remain faithful. They run into Foreman, who reminds them that he was right not to take him off the anti-emetics. He blames House for the attack on the wife. House reminds him that taking Andres off the anti-emetics gave them a new symptom. He also reminds Foreman that he wanted to put the patient under anasthetic, which would have prevented the attack. Foreman says he's just rationalizing after the fact. House gets Park to get a card from under another chair, which says the patient was going to punch his wife, plus another saying Foreman would accuse him of faking the first card by making it up after the fact. It's obvious Foreman was right. Adams thinks it's thrombotic thrombocytopenic purpura. House orders plasmapheresis and asks Foreman if that's okay. Foreman just glares at him.

Chase goes to explain the procedure to Natalie and Joseph. He asks about her eye injury from Andres' attack. She asks Joseph to leave and when he does (after kissing her goodbye), she denies having an affair although she admits she has talked to him about it. Chase advises her to go home and get a good night's sleep.

House enlists Adams and Park to help him diagnose the asexual woman. However, her hormone levels are normal. Adams wonders what the big deal is, and House tells them it's a primary biological function. Park suggests the woman has a spinal cord injury which blocks the sensation from her genitals. Adams thinks it might be psychological, and when House rejects that because of her close relationship, Adams suggests that she might be lacking a brain chemical that helps women build relationships. Park shoots down this theory because of her own experience - she's had sex with men without wanting to bond with them. Adams suggests she must be lying, but House rejects that - after 10 years she would have left her husband.

Natalie comes back refreshed. However, when they go to see Andres, he's not in his room. It soon turns out he's left the hospital. Foreman apologizes, but the nurses were all busy with codes the previous night and weren't there to monitor him. He's called the police and has his security staff searching for him. He realizes that she finally did have sex with Joseph and she's feeling guilty, not angry. He tells her that she has to sit, focus, and answer their questions. House and Foreman realize that Andres is probably confused and has reverted to old patterns. His reminder board says it's Saturday, so they ask what he usually did on Saturdays before he got sick. She lists a few things and Chase realizes that soccer practice was one of them, and that the patient's room also has soccer memorabilia. The old practice field is nearby. The team goes to the field and wonder where he would have waited for children to arrive. They finds him, cold and unconscious, nearby. They start CPR.

They get Andres back to the hospital. He has hypothermia and cardiac arrest. They discuss how best to revive him. Foreman goes with House's riskier suggestion to re-warm him quickly.

Natalie wonders how Andres can't be dead given his lack of breathing and heartbeat, but Foreman explains the hypothermia would have preserved his tissues.

Adams starts wondering if the patient was trying to run away, but Chase thought she was talking about the patient wanting to commit suicide. They argue about what a person should do if they become a burden to their loved ones. All of a sudden, Andres starts showing activity on the EEG. Chase tells him that when his dad left, he had to split his time between his baby sister and his alcoholic mother. His mother soon died with Chase hating her, and his sister became an alcoholic and hated Chase because he was then too busy to help her. He admits he wishes her mom had killed herself with a gun instead. Andres heart starts beating. They get the defibrillator ready and Chase manages to shock him back into sinus rhythm. Foreman tells Natalie they still have a long way to go.

To keep to the terms of the bet, House calls in the asexual husband on the pretext of a free flu shot. Wilson confronts House, but House reminds him that only his patient was off limits. Wilson also reminds him that the bet was about why the woman doesn't want sex, but House's theory is that only the husband is asexual and the wife is lying about it because she loves him and wants to be with him. When House counters that he's doing both of them a favor, Wilson calls him out and says he knows it's all about the bet. He accuses House of trying to destroy the relationship of two happy people. House tells Wilson he's only assumed they're happy and goes back to the husband.

Andres regains consciousness and appears out of the woods. However, the patient now only speaks his native Portuguese. He starts to get upset, and his body temperature starts to rise above normal.

Foreman tries to start a new differential with fever, but House tells him that the fever could be nothing more than an adverse reaction to nearly freezing to death. Chase supports House - the fever could be from necrosis set off by the freezing. House wants to restart plasmapheresis, but Foreman wants to add other neurological symptoms - loss of language and aggression. However, House puts those down to Alzheimer's. Foreman starts to question the Alzheimer's diagnosis and reminds House that the symptoms only started after he was admitted. Foreman makes a good case for encephalitis and House concedes, ordering interferon.

Chase explains the new diagnosis to Natalie, but also admits that they're not sure. She says she can't take care of him anymore.

House comes to Wilson in triumph - the asexual husband has high prolactin levels and has partial color blindness. This points to a tumor in the pituitary gland. He accuses House of letting him win in order to build up his confidence so he would feel in control of House and wouldn't worry about the monitor any more. House admits it and asks him to take off the monitor anyway. House notes he wins either way - either Foreman would have fallen for it and signed the forms, or would have realized House was playing him, thus proving he had House under enough control to give up on the monitor. Foreman tears up the form.

House and Foreman get paged. Andres is having a heart attack. House uses the defibrillator and nearly shocks Foreman in the process. However, Andres is back into sinus rhythm.

The heart attack rules out encephalitis, but Foreman still thinks the aggression and language loss are important symptoms. House starts thinking about toxins and orders an environmental scan. However, Foreman overrules him - he thinks it's meningitis and the patient's mental state has hidden the neurological symptoms He orders a test of the cerebro-spinal fluid. Foreman then admits that he couldn't resist overruling one of House's diagnoses, just like House predicted.

Forbidden from doing an environmental scan, House starts talking to Natalie about possible toxins. He starts to ask her to ask Joseph to collect samples, but then overhears the patient talking Portuguese and starts a conversation with him. The patient keeps saying "blue shack" and House asks Natalie about it. She says its where they had their first date. The patient keeps talking and, although House says it's not medically relevant, she asks that she tell her anyway. He's talking about their first date and how much he wanted to marry her. However, Andres doesn't recognize her. House asks that she get Joseph to get samples.

Wilson is breaking the news to the asexual couple. He tells them as the tumor shrinks, the husband is likely to regain his sex drive. He asks what would happen if he wasn't treated. She says he needs treatment and says they will work through it. She then breaks the news she has had sex before and enjoyed it.

Foreman is meeting with some donors when he looks over at some flowers he received a week ago that are still fresh. He excuses himself. He goes to House in triumph - it's Reye's syndrome. House says it's rare in adults and the wife kept all the medicine under lock and key. However, Foreman has realized that Natalie was an ex-florist who most likely used aspirin to extend the life of flowers for the few orders she still worked on. The patient probably had flu, which presented with a sore throat. He saw aspirin and started taking them and, because he forgot he took them, he probably took several. Foreman has already started the patient on steroids.

Andres regains consciousness and starts speaking English again. He asks what happened to her eye and kisses her hand.

Wilson tells House that he was right about the tumor. He concedes the bet. House tells him to be glad - they saved the husband's life and got the couple back on track to a healthy sex life. Wilson still thinks they were happy the way they were, even though the wife was lying about her lack of sexual desire. House sets the $100 bill on fire to light his cigar. Wilson reminds him that smoking isn't permitted, and House says neither is calling in patients on a pretext. Wilson joins House with a cigar of his own. All of a sudden, a man comes in. House hides his cigar and asks what he wants. He says he has an order to remove his ankle monitor.

Chase calls his sister for the first time in several years.

House goes to Foreman. Foreman knows why he's there and tells him that things work faster without training wheels. He then throws him out because he has a lot of work to do. House "accidentally" knocks over his pencil holder as he leaves.

Lowell House - House Of Tutors Austin

Lowell House is one of the twelve undergraduate residential houses within Harvard College, located on Holyoke Place facing Mount Auburn Street between Harvard Yard and the Charles River. History and traditions

Lowell was one of the first Houses built in realization of President Lowell's long-held dream of providing on-campus accommodations for every Harvard College student throughout his career at the College. (See Harvard College house system.) Its first Master was Mathematics Department chairman Julian Lowell Coolidge, who also instituted Monday-night High Table. Historian Elliott Perkins was the first to hold the position of Resident Dean (until recently known as the Allston Burr Senior Tutor) then was Master from 1942 to 1963. Classicist Zeph Stewart was the third Master, and William and Mary Lee Bossert served from 1975 to 1998. Current co-Masters Diana Eck and Dorothy Austin are thus only the fifth Masters in Lowell's 80 years. Lowell's sister college at Yale University is Pierson College.

House traditions include Masters' Tea on Thursday afternoons, a May Day Waltz at dawn on the Weeks Footbridge, High Table, and the annual Lowell House Opera mounted in the dining hall. Springtime brings the Bacchanalia Formal, often with a live swing band in the courtyard.

Each ArtsFirst weekend, the first weekend in May, there is a courtyard performance of the 1812 Overture, during which those not part of the official orchestral ensemble are encouraged to assist on kazoos; in lieu of cannon, hydrogen-filled balloons are ignited by the House chemistry tutor; and until recently (see below) the performance would climax with the role originally scored by Tchaikovsky for authentic Russian zvon (a set of bells similar to a carillon), being played (appropriately enough) by Lowell's own authentic Russian zvon.

There is a winter holiday dinner, and various sophomore, senior, Roundtable and faculty dinners take place throughout the year. Language tables and special-interest tables are common features of everyday lunches and dinners. Many House events are organized by Lowell's "House Committee" of elected undergraduates from within the House. The committee operates separately from the Harvard Undergraduate Council (UC), to organize student events and manage funding. The HoCo, as with the other student government organizations in the Houses, are funded by the UC.

Lowell House was the residence of Silas (Method Man) and Jamal (Redman) in the 2001 comedy How High.

Architecture

Designed by the firm of Coolidge Shepley Bulfinch and Abbott and constructed in 1930 for $3,620,000, the House was named for the prominent Lowell family, closely identified with Harvard since John Lowell graduated in 1721. The busts of President Abbott Lawrence Lowell (1909-1933) and poet James Russell Lowell, are featured in the main courtyard. In the Dining Hall are portraits of President Lowell and his wife; his sister, poet Amy Lowell; his brother. astronomer Percival Lowell; and his grandfather John Amory Lowell.

Prior to the 1996 transition to randomized House assignments, Lowell's central location, picturesque courtyard, elegant dining hall, and charming traditions made it a popular housing choice.

The Lowell House arms are those of the Lowell family, blazoned: Shield: sable, a dexter hand couped at the wrist grasping three darts, one in pale and two in saltire, all in argent. Crest: a stag's head cabossed, between the attires a pheon azure. Motto: Occasionem Cognosce. (In more prosaic terms: A shield with black field displaying a right hand cut off at the wrist and grasping three arrows, one vertical and two crossed diagonally, in silver. Above, a male deer's head mounted behind the ear, and between its antlers a barbed, broad arrowhead in blue. The motto means "Recognize the opportunity.") The house colors are blue and white.

The Lowell House Bells

For three-quarters of a century, the pride of Lowell House had been its authentic Russian zvon-- one of the few complete sets of pre-revolutionary Russian bells surviving anywhere -- hanging in the House's signature bell tower. Eighteen bells were bought in Russia around 1930 by Thomas Whittemore with the financial aid of millionaire Chicago plumbing industrialist Charles R. Crane -- who reportedly paid merely their value as scrap -- just as they were to be melted down by Soviet authorities. Crane donated them to Harvard in 1930 just as plans for Lowell House were nearing completion.

Like those seen today on Dunster and Eliot Houses, Lowell's tower was originally meant to be a clock-tower -- Lowell's in particular is reminiscent of Philadelphia's Independence Hall, although it was actually modeled after a Dutch church. With word of Crane's gift, the planned tower was changed to the blue-capped bell tower seen today. (One of the eighteen bells did not harmonize with the others; it was hung in the Harvard Business School's Baker Library.)

The bells originally hung in Moscow's Danilov Monastery (now the seat of the Patriarch of the Russian Orthodox Church) and were installed with the help, at first, of musician Konstantin Konstantinovich Saradzhev, and Vsevolod Andronoff, a former resident of the monastery They range in weight from 22 pounds (10 kg) to 26,700 pounds (12,100 kg, and known to Lowell House students as "Mother Earth"). The bells are consecrated, and are of great significance to the Russian Orthodox Church, in the liturgy of which bells play an important role.

At Lowell, the bells were usually rung on Sundays at 1pm by resident Klappermeisters. After the annual Harvard-Yale football game, Harvard's score would sometimes be proclaimed on the Mother Earth, with Yale's score tolled on the Bell of Pestilence, Famine, and Despair.

With the reopening of the Danilov Monastery, it was suggested that the bells be returned to their original home. At Harvard's June 2008 Commencement, they sounded for the last time at Lowell House, after which the bell tower was partially dismantled so that the bells could be withdrawn. In their place were hung newly cast near-replica bells obtained with the financial assistance of the Link of Times Foundation, created by Russian industrialist Viktor Vekselberg.

The now-departed bells may still be heard on the Lowell House Virtual Bell Tower. The new bells can be heard every Sunday from 1-1:30pm, and visitors are welcome to visit the tower.

Beginnings as federal company town

The land upon which Boulder City was founded was a harsh, desert environment. Its sole reason for existence was the need to house workers contracted to build the Hoover Dam on the Colorado River (known commonly as Boulder Dam from 1933 to 1947, when it was officially renamed Hoover Dam by a joint resolution of Congress). The independent governments of Henderson, North Las Vegas, Las Vegas, and Boulder City have perpetuated the fragmented nature of the region, giving each city its individual character, as well as generally stymieing the outward growth of these cities.

1960s onwards

The government did not relinquish control of Boulder City until 1959, when the town was incorporated. Boulder City's incorporation ceremony took place on January 4, 1960. The city council selected pharmacist Robert N. Broadbent as the town's first mayor.

The city charter, approved by the residents, prohibited gambling within the city limits. This provision still exists, making Boulder City one of only two locations in Nevada where gambling is illegal (the other is the town of Panaca). The Hoover Dam Lodge hotel-casino, which has a Boulder City mailing address, is located on a parcel of private land within the boundaries of the Lake Mead National Recreation Area, and is not within city limits.

Another casino on the other end of town is the Railroad Pass Hotel and Casino, which has a Boulder City telephone prefix, but is within the boundary of the neighboring city of Henderson.

Alcohol sales were permitted in 1969.

The 6th best place to retire

In 2009, Money magazine ranked Boulder City 6th in its annual list of the top 25 places to retire in the United States, which was based on affordable housing, medical care, tax rates and arts and leisure.

Geography

According to the United States Census Bureau, the city has a total area of 208.6 square miles (540.2 km2), of which 0.039 square miles (0.1 km2), or 0.02%, is water. This ranks Boulder City as the largest city in Nevada by land area and 35th in the country, but gives it a low density rate of only about 72 people per square mile.

Boulder City maintains strict controls on growth, limited to 120 single- or multi-family residential building permits for new construction per year. Hotels are also restricted to no more than 35 rooms. These restrictions are defined in the city code of Boulder City.

Demographics

As of the census of 2000, there were 14,966 people, 6,385 households, and 4,277 families residing in the city. The population density was 73.9 people per square mile (28.5/km²). There were 6,979 housing units at an average density of 34.4 per square mile (13.3/km²). The racial makeup of the city was 94.54% White, 0.71% African American, 0.72% Native American, 0.71% Asian, 0.16% Pacific Islander, 1.27% from other races, and 1.88% from two or more races. Hispanic or Latino of any race were 4.34% of the population.

There were 6,385 households out of which 23.6% had children under the age of 18 living with them, 55.8% were married couples living together, 7.4% had a female householder with no husband present, and 33.0% were non-families. Of all households 27.6% were made up of individuals and 13.1% had someone living alone who was 65 years of age or older. The average household size was 2.30 and the average family size was 2.79.

In the city the population was spread out with 20.4% under the age of 18, 5.3% from 18 to 24, 21.3% from 25 to 44, 29.3% from 45 to 64, and 23.7% who were 65 years of age or older. The median age was 47 years. For every 100 females there were 97.8 males. For every 100 females age 18 and over, there were 96.0 males.

The median income for a household in the city was $50,523, and the median income for a family was $60,641. Males had a median income of $42,041 versus $30,385 for females. The per capita income for the city was $29,770. About 4.7% of families and 6.7% of the population were below the poverty line, including 9.4% of those under age 18 and 5.3% of those age 65 or over.

Government and politics

The city of Boulder City is a special charter municipality which operates under the council-manager form of government. The city council comprises five members, including the mayor, who acts as presiding officer for city council meetings. The city manager is appointed by the city council and executes the policies and directives of the city council.

Leisure

Boulder City has two municipal golf courses (Boulder City Municipal Golf Course and Boulder Creek Golf Course), one private golf course, a city pool, racquetball complex, lit tennis courts, athletic fields, BMX bicycle track, ample mountain hiking trails, and is only a few miles away from Lake Mead. Nevada's first airport, Boulder City Municipal Airport, is still in operation today, accommodating private planes, skydiving trips, and scenic aerial tours of Hoover Dam and the Grand Canyon.

In 1975, a team from Boulder City won the Almost Anything Goes national championship, broadcast on ABC television. The following year, they won a "Supergames" playoff against the 1976 champions from Chambersburg, Pennsylvania, and a celebrity all-star team. However, the show was cancelled soon after.

Education

Boulder City's four public schools fall under the jurisdiction of the Clark County School District. Boulder City High School serves grades nine through twelve and has an average enrollment of 700-750 students. The school colors are navy and gold. The school mascot is the eagle. The high school academic and athletic teams compete in the Nevada Interscholastic Activities Association (NIAA) 3A South Division, with the exception of the men's and women's swimming and diving teams. For aquatic sports, the teams compete in the NIAA 4A division. Boulder City High School was one of fourteen Clark County schools to become a five-star school in 2012. Elton and Madeline Garrett Middle School serves grades six through eight. The school colors are navy and gold. The school mascot is the bobcat. The athletic teams typically play an independent athletic schedule, mostly competing against local private schools with similar student enrollment populations. Martha P. King Elementary School serves grades three through five. The school colors are royal blue and gold. The school mascot is the cobra. Andrew J. Mitchell Elementary School serves grades K through two. The school colors are navy and white. The school mascot is the mustang. Boulder City is also home of one non-profit private religious elementary school, Grace Christian Academy, which offers a Christian education for grades kindergarten through six. The school is part of Grace Community Church.

Boulder City also houses a small satellite campus of the College of Southern Nevada.

Media

Until it ceased publication in 2009, the Boulder City News was the local newspaper. Upon cessation of the Boulder City News, Stephens Media began a new local newspaper called the Boulder City Review. The founding editor of the Boulder City Review was Laura Michelle Tucker. She was replaced by former Las Vegas Review-Journal casino business reporter Arnold M. Knightly in August 2010.

Hoover Dam in marketing

The proximity of Hoover Dam to Boulder City is reflected in many of the businesses in the historic Downtown district, which is home to the Boulder Dam Hotel, home of the Boulder City/Hoover Dam Museum. (The hotel is named after the dam's former name.) The Boulder City Chamber of Commerce has used the slogan "Best City By A Dam Site" in promotions, and the city hosts an annual festival of short subject films dubbed "The Dam Short Film Festival". Boulder City also hosts a number of Hoover Dam related events such as "That Dam Guy Stole My Dam Car" car race and "Get Off My Dam Lawn" gardening festival.
